Wall Crack Repairs in Ghana and Structural Solutions

Do you need wall crack repairs in Ghana? Have you noticed cracks in your walls, gaps beside your staircase, or cracks spreading across your floor? Before spending money on plastering, painting or new tiles, find out what is causing the damage. Some cracks affect only the finish. Others can be connected to movement in the foundations, unsuitable filling beneath the floor or weaknesses in the structure. The right repair depends on the cause.

At SISAL Engineering and Construction, we undertake building repairs and structural rehabilitation, including foundation strengthening, concrete repairs and the replacement of defective construction. We investigate the underlying problems before carrying out the appropriate remedial works.

Signs You May Need Wall Crack Repairs

Arrange a structural assessment if you notice any of the following:

  • Stepped or diagonal cracks running through blocks and mortar joints.
  • Cracks that are widening, extending or returning after previous repairs.
  • Gaps where walls meet floors, stairs or other parts of the building.
  • Floor cracks accompanied by sinking or uneven surfaces.
  • Exposed reinforcement, crumbling concrete or visible distortion.

A prominent vertical settlement crack climbs through the blocks directly above a hollow, honeycombed section with exposed, vulnerable reinforcing steel.

A severe diagonal crack and physical separation gaps split the concrete blocks along the staircase-to-wall junction.

A horizontal baseline crack runs along the floor connection, with vertical staining along the blockwork.

Cracks and fractured block edges are visible around the doorway and wall corner, alongside deep channels cut into the blockwork for services

Why walls and floors can crack

Uneven foundation settlement

A foundation transfers the weight of a building to the ground. If the soil beneath it cannot provide reliable support, parts of the building may move by different amounts. This is called differential settlement, and it can contribute to cracking in walls and at connections.

Unsuitable material beneath the floor

Loose fill containing organic material can compress and decompose. When support beneath a floor is reduced, the floor can settle and crack. Replacing tiles alone will not correct unstable material underneath.

Weak materials and construction defects

Poor concrete integrity, weak masonry joints and inadequate connections can affect how a building carries loads.

Why the Movement Is Uneven

The ground beneath a building may vary in firmness. When one area compresses more than another, different parts of the building settle by different amounts. This movement places stress on walls and their connections, which can lead to cracking.

Beneath a ground floor, decomposing organic material can lose volume and leave gaps under the concrete. The floor may then bend or settle into these poorly supported areas and crack.

The Foundation Needs Firm Ground

Your foundation should not rest on loose soil, topsoil or uncontrolled fill. These materials can compress or shift under the weight of the building, causing uneven settlement, wall cracks and damage to floors and structural connections.

A shallow foundation is not automatically defective. It can perform well when properly designed and supported by suitable ground. The problem arises when the foundation stops within weak soil that cannot reliably carry the building’s load. The appropriate foundation depth depends on the ground conditions and building loads—not a fixed number of feet for every property.

How SISAL Undertakes Wall Crack Repairs in Ghana

Structural rehabilitation means repairing and strengthening an existing building so it can meet the required performance standard. The work may include:

  • Strengthening the foundations
  • Strengthening walls, beams, columns, and stairs
  • Rebuilding the support beneath the ground floor
  • Correcting plumbing and moisture problems

Frequently Asked Questions About Wall Crack Repairs in Ghana

Can I just fill the cracks and repaint?

That may be appropriate for a confirmed surface defect. Where structural movement or weak support is
involved, cosmetic repairs do not resolve the underlying cause. Establish the cause before choosing a repair.

Does a cracked building always need demolition?

No. Some buildings can be repaired and strengthened. The decision depends on the condition of the retained structure, the feasibility of reliable repairs and the findings of the assessment. Rehabilitation cannot be promised from photographs alone.

How much do wall crack repairs in Ghana cost?

The cost depends on the building, site access, the investigation and testing required, the affected parts of the structure and the scope of repairs.

Can I continue building while there are cracks?

Arrange an engineering review before adding loads or continuing work in affected areas. Suspend additional loading and the use of affected areas.

Get clarity before spending on repairs

To help us understand your building’s condition and arrange an assessment, please provide:

  • Property location: The town or area where the building is located.
  • Description of the problem: Any wall cracks, sinking floors or other visible defects.
  • When it started: When you first noticed the problem and whether it has worsened.
  • Number of storeys: State how many storeys the building has.
  • Building drawings: Any available architectural or structural drawings.
  • Photographs: Clear pictures of the affected areas, taken only from a safe location.
